Percelia Estate is an old well-established suburb located in the Central Northern region of Johannesburg. The appeal of the suburb lays in the tranquility and inviting tree lined streets with large trees indicating well-established gardens.
Property usage in this middle-class suburb consists mainly of freehold homes dating back to yesteryear with sturdy construction, spacious rooms and living areas. In some way the suburb can be seen as an extension of Houghton. The region was developed by JCI and has expanded to what it is now.
The central location of the suburb is a strong asset in attracting both tenants and buyers of all ages within the middle-class income groups.
When many of the core commercial institutions translocate to suburban areas or out of the Johannesburg CBD suburbs like Percelia Estate’s residents benefitted greatly as this reaffirmed the prime location. This gave the suburb a bit more exposure and in turn it helped to bring a stable growth property market for the suburb.
The suburb is surrounded by upmarket or exclusive suburbs which also add to the exposure of properties on the market and being in the middle-class income group means the hit rate of properties sold.
The suburb offers convenient access to commercial hubs located in Bedfordview, Melrose, Rosebank, Sandton and Rivonia.
Access is obtained via major roads such as Atholl Street, Louis Botha Avenue and access to Corlett Drive which then connects to Jan Smuts avenue leading to Bryanston and further north.
Percelia Estate is not completely reliant on the commercial sector for sustainability as part of the residents service the light to medium industrial sector in manufacturing and related industries at hubs like Kew, Sebenza and Isando.
A suburb as well-established as Percelia Estate will have a large selection of reputable schools to choose from such as Highlands North Boy’s High School, St Mary’s School and Eden College Lyndhurst.
All the exclusive malls like Melrose Arch, Rosebank Mall and Sandton City Mall are within easy access.
