Lombardy East is a suburb located on the East Rand. It is an old and well-established middle-class suburb with idyllic tree lined streets and spacious homes on large grounds established around the early 1900’s.
The suburb is a purely residential suburb consisting mostly of freehold homes with two or three apartment buildings which are ideal starter homes and will serve well in the buy-to-let market, with an older architectural flavour and a few newer architectural designs.
Due to the location of the suburb in relation to Kew there are a few commercial properties which could offer gentrification and thus generate alternative income.
It is the ideal suburb in terms of location in relation to amenities like schools, major roads, malls and commercial and industrial hubs.
With the R25 and N3 being two major arterial routes it is certainly in a prime location.
When viewing the size of the homes and sales values achieved the suburb offers more than actual market value which relates to a strong demand and rental market. This is also driven by the location of the suburb.
The 3600 access to other hubs and suburbs does not justify the property values of the suburb. Access to Pretoria or Centurion is just as convenient and the benefit of the suburb is that it is located close to the OR Tambo airport.
The Greenstone Mall has brought retail shopping to the doorstep of the suburb and added a somewhat exclusive label to the suburb.
The industrial hubs of Kew and the commercial hub of Marlboro are almost close enough to walk and avoid congested free ways.
As for traveling to the major commercial hubs located in Sandton, Johannesburg CBD and Rosebank are more than conveniently close along the freeways near to the suburb. This will include Midrand which is reached along the same major freeway and is equally accessable.
