The extent of Sandton and its many suburbs can be quite deceiving. This does not mean that the further you are from the Sandton CBD the less property is in demand.
Quite the contrary, the demographic of Sandton is very much derived from the commercial sector and the extent of that extends to places like Auckland Park and includes university campuses like UJ and Wits.
Property usage will vary depending on where exactly the specific is located. Kentview is a suburb which consists mainly of apartments with a number of freehold homes which sets a certain status for the suburb as a middle-class income group suburb.
The close proximity of Atholl to Kentview means the suburb benefits greatly from the property values of the exclusive freehold homes in that suburb. It also means the suburb enjoys good exposure from Atholl amongst young executives wanting the convenience of minimal travel to work and also entertainment venues which are a favorite past time for the younger well-heeled generation.
The rental market will of course suit investors for the medium to higher income generated from a more sought after suburb and the ideal marketing strategy is the prime location and of course access to the Gautrain Terminal in Rosebank which means places like Midrand and Centurion are within easy access.
The Wits Park Town campus is only minutes away in the M1 freeway to the south which means student accommodation amongst post-graduate students is an ideal investment prospect.
The move towards apartments as a fashion statement will catch up with suburbs like Kentview and this will see a possible sharp increase in property values which is the norm when demand increases.
Entertainment venues and malls in and close to Kentview are Rosebank Mall, Melrose Arch, Atholl Square and Sandton City Mall.
For young couples the suburb offers an investment prospect in a sought after suburb with a good return on the investment and to then later upgrade to larger properties in surrounding suburbs.
