Kelvin is a suburb located North-East of Johannesburg.
It is a middleclass suburb and the reputation can be somewhat belied by the surrounding and nearby business districts of Marlboro, Wynberg and Buccleuch.
These are in fact what should attract potential investors. The suburb, along with the homes which are in relation to other more up-market homes, may be slightly undervalued when viewing what the individual properties offer in terms of space and land use.
The other benefit is the mixed property use of townhouse complexes and freehold homes. The architecture is the other draw card with mostly modern designs and loads of double-storey homes on the market. This fact would mean the suburbs residents are reasonably young or well-established families making up the ages.
The prime location of the suburb is maybe the best selling factor with access to most of the major freeways in all directions.
The other benefit or property value enhancing feature is that the suburb is almost entirely boomed off with security gates and traffic gates. This may be where some of the higher property values are found.
There are no schools or major retail malls in the suburb which relates to an exclusively residential suburb, this should not however be viewed as a negative as mentioned before there are a great number of routes connecting to other exclusive northern Johannesburg suburbs and their schools. The lack of schools and malls could also be a blessing in disguise in that there is much less noise pollution.
Townhouses will of course be ideal for starter homes and buy-to-let investments due to the stable growth in property value and the strong demand for homes in the suburb.
The other major benefit is the proximity of the suburb to the industrial and commercial hub of Midrand making travel much less costly.
