What is EasySell?
When you’ve worked hard to buy a home of your own, the thought of losing it can be heart-breaking. But
if
you are in trouble financially, making the decision to sell your home now could mean the difference
between
restoring your financial standing and losing it completely.
At Standard Bank, we understand how difficult this situation can be. That is why we have developed
EasySell
– a private sale option that is designed to help you sell your property and settle your home loan debt
in
the most stress-free way possible.
What are the Benefits of EasySell?
- You stay in control of the sale of your property;
- Expenses like rate clearance and compliance certificates can be paid from your bond account;
- Your name can be cleared on the credit bureau once the shortfall has been paid in full;
- You will be able to rent;
- You can buy again in future;
- The bank may give you a 10% discount on your shortfall;
- The shortfall can be paid off interest free over a period of up to 10 years.
How does our EasySell Process Work?
- The first step is to complete the EasySell Mandate and send it back to us;
- The signed EasySell Mandate along with supporting documentation is uploaded onto our system;
- We will then instruct our professional Assessors to conduct a full valuation of the property (inside
and outside) - Please ensure that you are available to allow the Assessor access to your property;
- Once the updated valuation has been received from the Assessors the EasySell Team will conduct an
acceptance call with you to confirm the market value of your property (the property will be marketed
at the valuation amount);
- Once you consent to the Valuation, we will send you a communication to confirm the acceptance;
After Acceptance Process:
- The property is then allocated to one of our panel Estate Agents for a period of 60 days in which
they have Sole Mandate. This means that no other Estate Agent can market or sell the property during
these 60 days.
- The property will be marketed on the MyRoof, Property24 and Private Property platforms;
- If the property has not yet been sold after the 60 Days, it will go onto the open market for a
further 30 days. This means that all the Estate Agents on the EasySell panel can market the
property;
- If the property has not yet been sold after the 90 Days, the account will move to our Expired
Listing. Although the Mandate has expired the property will still be marketed on the MyRoof,
Property24 and Private Property platforms;
Offer Acceptance Process:
- Upon receipt of an Offer to Purchase the Bank will validate the offer and discuss this with you;
- An Attorney from the EasySell panel will be instructed to attend to the Transfer. They will contact
you to:
- Sign all the relevant documentation;
- Obtain FICA documents, clearance figures and compliance certificates;
- The entire process is managed by the EasySell Team until date of registration;
- Should there be a shortfall (in other words, there is still an amount owing on the bond) we will
assist in making an arrangement to pay it off interest free over 5-10 years depending on the amount,
To help you even more, we may give you the client up to a 10% discount on the outstanding shortfall
of the home account;
- Please note that the discount will only be applied if there is a shortfall on the home loan
account.
